As you drive along the by-pass in northern Kitty Hawk, you’ll see homes on the vegetated dunes to the west of US 158. Along this part of the island there’s a sand dune with roughly thirty to fifty feet of elevation that runs north to south down the island. Hidden by the homes and vegetation is the Seascape Golf Course. Homes here are in the Seascape Subdivision. This subdivision and golf course begin in the northern part of the Town of Kitty Hawk adjacent to the Home Depot and Outer Banks Visitor’s Center where US 158 turns to the south. It runs south along that sandy ridge to mile post 3.5. Most of this subdivision was originally platted in the 1970’s when the golf course was created. However, there are some lots on or near the course that were platted as late as the 2000’s. Some of those lots platted later are actually small separate subdivisions. For the purposes of simplicity, we consider those part of the Seascape subdivision on this web page.
Seascape Subdivision Features
The Seascape subdivision has many features that buyers and folks who love the Outer Banks are looking for. From many lots you can get a view of the ocean. The lots are bigger than many other areas. Most lots are about a third of an acre and have 100 feet of street frontage. This allows for a wider home and the ability to get views from multiple rooms in a house. Having a golf course in the area also has its advantages. The golf course provides lots of open space. If you are looking at a home is on the course, then it’s a good idea to see where on the course the house is. You can count on the average duffers to make some bad shots into some yards. There’s also a vacation rental opportunity for parts of this area. Homes on Seascape Drive and Johnston Drive are close to the Eckner Street stoplight. That makes it easy to get across the five lane highway. Vacation rental homes near that stoplight had good rental income even before the pandemic increase. There are a wide variety of homes in this subdivision. Most of the homes here are not entry level or first time home buyer type homes. Proximity
Besides good proximity to the beach, the Seascape subdivision is also within walking distance of a few restaurants and some shopping. The golf course has a good restaurant that serves food from morning to evening. Also, Barrier Island Bagels is nearby. This is a great spot for coffee and breakfast. They front US 158 just north of Eckner Street. There’s also good beach shopping at Wave Riding Vehicles.
Here you can get just about anything needed for the beach. There’s also a Brew-Thru location just north of Eckner on the by-pass. Being able to get your drinks without having to get on the highway has its advantages. Walking or biking down Johnston Lane gets you to Ace Hardware and Wings without getting on the five lane highway. You can also cross the highway at the Eckner Street light and get to Ocean Boulevard and Art’s Place.
Golf Course
If you want to be near a golf course and on the Outer Banks then you should certainly consider the Seascape subdivision. This eighteen-hole course follows the contours of this of this sandy ridge. Some holes play like a Scottish Links course and some offer panoramic views including ocean views. Other holes enter the maritime forest on the sound side of that large dune. Besides the diversity of the holes, the wind direction and speed can be a huge difference in how you play this course. An important reason the Wright brothers picked Kitty Hawk was our strong winds. The right club for a shot could be two or three clubs different depending upon the direction and speed of the wind that day. Because of the difference in holes and conditions, it can feel like you are playing the course for the first time even if you play it regularly.
