It’s much easier to sell a beach home if you know what today’s buyer is looking for. We’ve been watching buyers react to different homes over the years and know what beach home features today’s buyer favors. Most homes won’t have all five of these features but having at least a couple should result in more interest in your home. A home in a similar neighborhood with three or four of these features is more likely to sell than a home with just one of these features. Enjoy our count down to the number one feature.
#5 View

A panoramic view of the Atlantic Ocean is a great beach home feature and can add tens of thousands of dollars to the value of a property. On the other hand, there are many types of views that beach home buyers will favor on the Outer Banks. Even if you don’t have a water view, having that “big sky” view helps. It will help a buyer remember they are at the beach. Views of the sound are also a frequently under estimated feature.
#4 Updates
Most buyers today are watching the home buying TV shows. New kitchens, bathrooms and flooring are the norm instead of the exception on these shows. Only a small percentage of beach homes on the Outer Banks have these updates. Homes with granite counter tops, new kitchens and or bathrooms and new flooring sell quicker and for more money. Do these improvements pay for themselves? In most cases they don’t but they will likely shorten your marketing time.
#3 Rental Income
Some folks would not consider rental income to be a beach home feature but you’d be surprised how many buyers want that income. They don’t expect the home to break even but want help paying at least some of the expenses. Having a proven rental history gives those potential buyers a higher level of comfort.
#2 Maintained and Clean
Most beach home buyers don’t want to immediately put time into cleaning up or addressing deferred maintenance. Many also don’t know where to turn to find a good local contractor. Having a clean and well-maintained home makes gives a buyer a higher level of comfort.
#1 Beach Access
The vast majority of buyers and vacationers come to the Outer Banks to be close to the ocean. The convenience of being a short walk to the ocean makes time here more enjoyable and increases the ability to rent the property.
