After finishing school in 1989, I immediately started my real estate career on the Outer Banks. The other Realtors who had been working in this market for a while kept saying "You should have been here last year." Evidently, I had just missed the peak of that previous real estate cycle. New agents who enter the market today are likley to hear simliar comments. After close to three years of very busy real estate activity, the Outer Banks Real Estate Market is showing some signs of cooling … Continue reading...

Oriental Shipwreck Pea Island
The Oriental Shipwreck is probably the most visible shipwreck along the Outer Banks. You can see it at the beach across from the Pea Island National Wildlife Refuge Visitors Center. Perhaps 150 yards offshore, is a smokestack and a round metal structure attached to it. That is the visible remains of the USS Oriental, a Union Army supply ship. The rest of the ship lies, perhaps 20’ or 25’ beneath the surface. What Happened It’s unclear why the ship ran aground that night. The … Continue reading...

OBX Real Estate Marketing Changes
One of the first big OBX real estate marketing changes that occurred when the virus hit was the Homes and Land Real Estate magazine stopped publishing. That magazine has published continuously here for about 30 years. I had been advertising with them for every issue since we started Scott Team Realty in 2002. Print advertising for real estate has become less and less effective as smart phones have become ubiquitous. Resort Real Estate Market Outer Banks Real Estate marketing has always been a … Continue reading...

Negotiating OBX Home Inspection to a Win-Win
We found their OBX forever home. Love the location! Love the layout and lot size! The house obviously needed TLC and updating (paint, flooring, and a new kitchen) but still satisfied almost all of Mr. & Mrs. Buyer’s check boxes. After considering recent sale comps, my clients and I negotiated a fair sales price plus some closing costs. This kept this home within these buyers’ budget. (Did I mention that my clients love this house?) Due Diligence The fun part is over, now the … Continue reading...
